Blog #11: Steady Eddie Real Estate

The world of finances can feel like a hurricane. The tides of the economy are constantly washing in and out, and it can be hard to tell where you can safely make your investments in order to maximize your returns. 

So, how do you tell what investment will secure your fiscal future? The stock market fluctuates every day. You can’t really depend on it to give you what you need. Likewise, bonds and even mutual funds tend to be unstable, as they shift with the external market forces that move the economy. You want a more stable investment, one you can count on. That’s where real estate comes in.

Real estate is a smart investment for a lot of reasons. Chief among these is the steadiness of it. Where other types of investment can lose vast amounts of value at a moment’s notice, real estate has a great consistency in value.

Of course, the value of a property can change. But it doesn’t drop like a cement block, the way the value of stocks can. When properties’ prices change, they do it much more slowly and gradually. That’s because, unlike luxuries like gold and diamonds, housing is a necessary and consistent market. Everyone needs a place to live, and that isn’t going to change. So with that in mind, it only makes sense that your properties would remain valuable no matter what the economy gets up to.

Of course, we all know that the housing market can be subject to negative economic forces. We all learned that in 2008, with the collapse of that particular bubble. But where other markets can’t take such heavy blows and would suffer irreparable damage, housing has a neat tendency to even itself out within a few years. Even if a real estate investment takes a hit, it’ll be back to its old self (or perhaps even better!) in a relatively short time as compared to other investments.

Real estate is just that: real! This kind of investment is reliable because it’s based in actual, tangible things- things people are always going to need. It’s not based on abstract concepts and invisible forces. Real estate is the real deal. If you’re looking for an investment that’s as stable as concrete, property is the way to go.

Blog #9: Cryptocurrency vs. Real Estate: Why Real Estate Wins for Stability

Everybody knows the saying, “To make money, you got to spend money.”  The question is where do I spend it then? The most common choices are also opposites: cryptocurrency and real estate. One represents the possible future while the other stands in for the long past—but is the future truly the future? In this article, we will discuss both to determine which one gets you the most bang for your buck.

Cryptocurrency

Let’s start with demystifying cryptocurrency. After all, “cryptic” is part of its name. Simply put, cryptocurrency, such as Bitcoin, is a totally digital alternative to regular currency, used to exchange for goods and services. They are dollar bills and coins that exist “in the cloud.” 

With that out of the way, why are people so interested in cryptocurrency? One, it has little upfront cost to enter into the market. An investment of just $100 will get you started. Two, there is little maintenance: you buy it and let it do its thing. Finally, it is transparent. All transactions are logged and available for the public to see. 

While this sounds promising on the surface, cryptocurrency comes with some significant risks. Most notably, it is not regulated by any governments. This seems like it could be an advantage, but it actually means that it is incredibly volatile.

 In 2017, Bitcoin’s value went from $1,000 to over $19,000 and then down to $7,000 in a matter of months according to Business Insider. Cryptocurrency also has security risks. Based entirely online, it can be hacked. Wired reported one such incident when a whopping $460 million was stolen. 

Real Estate

Compared to cryptocurrency, real estate is slightly more self-explanatory. Buying real estate may be costly upfront; you may have to spring several thousand just to close the sale. Not to mention, you must take into account utilities and repairs. 

With that said, these risks can be easy to combat. For one, real estate is versatile. You can build a business on it, rent out the space for private or commercial use, or fix it up and sell it for a profit. All of those provide a consistent cash flow, another great advantage. Lastly, owning real estate comes with tax breaks, which help mitigate things such as deprecation, insurance, repairs, and other potential surprises.

Final Verdict

After looking at both cryptocurrency and real estate, you may still be left wondering which one comes out on top. This is a good thing to consider when your own money is on the line.

Nonetheless, it is hard to deny the versatile appeal of real estate. The S&P 500 Real Estate Index reported a 29% increase on returns in 2020. Finally, its stability really wins it out. Cryptocurrency can have meteoric highs, but can then come crashing down, leaving you with nothing. Real estate has highs and lows as well though almost never to the same extent. If you plan on spending money to make some, it is a safer bet to invest it in where it’s “real.”

Blog #8: When Being “Controlling” Is Good

There’s so much in life that’s outside of our control. And when you try to seize control, you might get accused of being a “control freak.” In general, we tend to think that the ability to go with the flow is a huge asset to managing our constantly changing and evolving lives.

But, there are times when being controlling is good. Investments are something we think of as a classic risk; you might win big or you might lose a lot and that high risk factor is what makes many stay away from investments that could be making them tons of money. But, what if you could be in control of your investments?

It’s true that some investment options like stocks or bonds are tricky, risky, and hard to be in control of. You’re at the mercy of the people who run those companies you’re investing in. You can’t control whether or not they make some mistake that costs them the company and costs you your investment. With traditional investments, you’re not in control of the business management, you only get to decide when to buy and sell. That uncertainty can be stressful.

The good news is, there’s an investment class that eliminates that uncertainty: real estate. Real estate provides ultimate control by putting the power in your hands to make the big decisions about your investment.

You can choose what kind of real estate you buy based on your specific needs, goals, and financial capabilities. There are plenty of options to choose from, from single family homes to commercial properties to raw, undeveloped land.

You get to choose where you buy real estate, which gives you the flexibility to evaluate different markets and choose the best one for you.

You get to decide when you want to buy real estate, putting full control of the price of your investment into your own hands. If the market price is too high, you can wait for it to lower so that you get the most of your investment.

Lastly, how you buy real estate is extremely negotiable. You have the freedom to negotiate the terms and conditions of the property prior to purchase, which can make you feel secure in your investment.

As an investment class, real estate allows for maximum flexibility, while also giving you complete control of its value. If you find property at a discount, you can purchase it, put work into it, and profit immensely from your investment all without the help of a fund manager. Blog #7: Paying Less Tax

When you make a profit, you want to hold on to as much of it as you can. You earned it, it’s yours, and you want it to stay yours! But that’s not how it goes. A certain amount of every dollar you make in your life goes towards taxes. It’s unavoidable. So, it’s a good idea to consider ways to make the most of your profits. You want to not only make as much as you can, but also keep as much as you can. 

You may be asking yourself, what kind of investment could possibly change the reality of capital gains taxes? Aren’t all investments subject to the same rates, the same drawbacks? 

Here’s the thing: they’re not. While capital gains from stocks, bonds, and mutual funds are taxed at a pretty much universal rate, gains from real estate are taxed differently. If you buy a piece of property and sell it for a profit (because you bought it at a discount, or because it appreciated in value, or for some other reason), you will only be taxed on half of the money you made. This is because, in theory, the property should have lost value over the course of time. However, that’s often not the case. It’s entirely possible to resell real estate at a gain, as with any other investment. What makes real estate great is that you have to give up much less in taxes.

Those tax savings mean more money in your pocket. There are so many things about real estate that make it a smart investment- the many profit centers it offers, the potential for excellent financing from banks, etc.- but one of the best parts is that you get the chance to actually keep more of your money. That, along with everything else, is great for investors. Real estate investments are an excellent way to build a prosperous future for yourself. Protect your interests by investing in property- you won’t regret it.

Blog #6: Real Estate Makes Money (Without You Lifting a Finger!)

You want to make investments that are going to pay off. That’s kind of the point of investing, right?

With the stock market, there are a few ways to see some payoff. It’s fairly easy to sell stocks, and if you sell them for more than you paid for them, then that’s a profit.

That’s all well and good, but it’s not really something you can count on. The stock might drop in value after you buy it. And while you have the stock, it’s not directly paying you anything. It’s just sitting there. Wouldn’t a truly fantastic investment earn its keep all on its own?

That brings us to real estate. Real estate can do just that for you. If you rent out a property, you’ll see profit in the form of what’s called “cash flow”. This is the profit you see when you rent out a property for more than the cost of its expenses. 

The property owner charges the tenants of the building rent, which covers the mortgage and other expenses associated with the property. However, if the investors are playing smart, there’s some cash left over from the rent payment after the expenses are paid. That investor could be you!

Real estate provides you with passive income. That’s money that you’re getting from something other than a regular job. Because of that, it’s clear that the stock market can’t always provide for you and your family the way real estate can. Real estate investments can be a great, reliable source of income. If you play your cards right, you get to see the profit without even having to regularly visit the property. The money comes to you, not the other way around.

Stocks are a popular investment, but that doesn’t mean they’re the best option. You can’t always count on your stocks to be worth what you need them to be worth, and you certainly can’t count on them to make you money passively. 

Real estate is a superior investment for a lot of reasons, chief among them the consistent income it provides you with. If you want to see a consistent, regular profit, real estate just might be the investment for you.

Blog #4: Mutual Funds: Eggs in Too Many Baskets?

Investing in a mutual fund might seem logical. It’s an opportunity to let a seasoned investor decide where your money goes, and typically, the investments made by a mutual fund are fairly diverse. That is to say, they fall into a variety of markets, and as such you can feel protected. If one market doesn’t pan out, perhaps one of the other ones will.

A lot of experts say that diversification in your investment portfolio is a good thing, and to a certain extent, they’re right. Investing in, say, only one stock, is a bit of a dangerous move, because what if that stock crashes? But diversification can also be very dangerous.

If you invest in a mutual fund that invests in a hundred different companies, that doesn’t necessarily mean that you’ve reached optimal diversification. A lot of mutual funds invest specifically in a single industry, which means that you still face many of the same problems you would if you only invested in a single company. And what about mutual funds that invest in multiple industries?

At that point, you run into a problem of overdiversification, which is sometimes, adorably, called “diworsification”. 

If your money is in a million different companies, keeping track of how all those companies are doing is a nightmare. Another problem is that investing in a lot of companies means having to own a lot of stocks in each of them, meaning that you have to put in quite a bit of cash up front. And perhaps one of the biggest issues with overdiversification is the fact that having your cash scattered in all directions means that even if one stock is performing well, you still might not make money after you account for how another market is doing.

Now let’s think about another investment: real estate. It might seem on the surface that real estate is an investment inherently lacking diversity, but the truth is, there are all kinds of real estate. You can invest in single family homes, multi-family dwellings, or office properties. You can invest in different parts of your city, or even in other cities. There are plenty of ways to have diverse real estate investments, and yet it would be really difficult to run into a problem of overdiversification, because it’s all real estate.

Real estate is a reliable, steady investment. Everyone needs it, and so it’s not going anywhere. This is just one of the many reasons real estate could be the right investment choice for you.

Blog #5: Real Estate Gives You the Reins

When you invest in the stock market, you are, in a way, gambling. You’re entrusting your money to the whims of someone else’s company. The stock market is a popular place to invest, but when you invest in it? You don’t really control what happens next. 

If you have shares in a company, sure, you might have the option to vote on things like who gets to be on the board of directors, but ultimately, what the company does is out of your hands. You’re just along for the ride.

Real estate is different. When you invest in a property, you have direct control over your investment. You decide exactly what you invest in, and what to do with it! You get to make decisions like:

  • What type of property you’re investing in
  • Where that property is located
  • What kind of market you’re buying in
  • What kind of financing you use
  • And perhaps most importantly, how the property is maintained or improved!

That last one is a big one. When you invest in real estate, you have a lot of options. You have a very serious and direct influence over the value of the property. You can choose to improve the condition of the property as you see fit, and in that way directly increase the amount of profit you can make from it, either by reselling it or by renting it out.

If you buy a property, you can do things like renovations that tangibly and immediately make it worth more than it was before. If you invest in the stock market, you’re counting on a company to perform well. Maybe it will, maybe it won’t. You don’t get to decide. You don’t have control.

With real estate, you get to make your own decisions as an investor. If a property is underperforming, there are steps you can take to get it in top-notch condition and help it get you the money you want and deserve. 

You want to have control over your financial future, right? Making the right investments is key to that. Investing in real estate means you’re handing yourself the reins of your own life. You get to make the decisions, and you get to take control.

Blog #3: Get Your Mortgage Down, and Your Profit Up!

Real estate has a few things going for it that other types of investments don’t. You’ll recall that we’ve already talked about some of them, like the neat way that banks will help you out in investing in real estate by financing you via a mortgage. 

But mortgages aren’t all fun and games. Not only do you have to pay off the principal part of the mortgage (the actual amount borrowed), you also have to pay interest. Doesn’t sound great? Well, a great thing about real estate is that there’s a way around it. As the previous post mentioned, your tenants will be the ones paying the mortgage, not you. But there’s more to it than that. 

Most of the payments you make to your bank for the mortgage will be, at least in the beginning, going towards interest, rather than the principal. You want to get that whole mortgage, both principal and interest, paid off ASAP in order to reduce the expenses associated with the building and increase the profit margin of your cash flow. 

So, here’s what you gotta do. In addition to the regular payments you have to make towards the mortgage, it’s a good idea to make some extra payments to the bank, at least in the beginning, in order to knock out that interest as quickly as you can. That way, you can start chipping away at the principal portion of the mortgage, and start seeing your profits soar. 

And you’re not doing this alone. As previously stated, it’s your tenants’ money, not yours, that covers this bill. You just need to make sure you’re putting the cash where it needs to go.

Paying down your mortgage is a secret towards maximizing your real estate profits. It doesn’t seem as obvious at first as other profit centers like cash flow, but mark our words, if you play your cards right, you’ll be seeing some big savings on your property. And that, friend, is money in your pocket.

Bonds are often touted as being very low-risk investments. Some would even go so far as to call them risk-free. But is that really the case? All investments come with risks to balance out their rewards, and bonds are no different. Here are a few of the risks you take on when you invest in bonds.

Interest Rate Risks

This is one of the best-known perils of bonds. The relationship between a bond and the interest rates in the market are complicated, but basically, supply and demand are at play in influencing the interest rate on the bond.

A bond you invest in might decline in value if interest rates rise. Yikes!

A bond is worth a fixed amount of money. If you invest 10,000 dollars in a bond, when it’s paid back to you, you’ll get 10,000 dollars.

Seems straightforward and risk-free, right? Nope!

You must remember that inflation is a factor in every economy. 10,000 one year is unlikely to have the same purchasing power five years from the date the bond is issued. In that way, there’s a good chance your bond is going to decline in total value, and that means money out of your pocket.

Default Risk

If you invest in bonds for a corporation, and that company goes under? Who knows what you’ll be getting back.

If the bank repossesses the assets of the company you’ve given your money to, well, that’s simply not your money anymore. It’s gone.

Bonds aren’t the riskiest investment, sure, but they do come with their own set of risks. And that low risk deal that you think you’re getting also tends to come with low value and minimal rewards. 

Bonds aren’t a terrible investment, but they’re not necessarily the best one.

Real estate, on the other hand, is a great investment choice for anyone who wants to see their wealth grow surely and steadily. No matter what happens, if you invest in real estate, you can rest easy knowing that there’s a solid piece of land behind your money.

Blog #1: Appreciate that Appreciation!

All markets fluctuate based on external factors such as supply and demand. Your gold is worth one sum now, but in a few months might be worth much less or much more. It’s a little tricky to anticipate and keep track of where that value is going.

The real estate market comes in cycles, too. A key factor in real estate as an investment, however, is that real estate tends towards gaining value, or appreciating, over time. The supply of property doesn’t really change too much, but the demand keeps growing because people always need a roof over their heads.

The thing about this kind of market is that it ebbs and flows like tides. Sometimes, the appreciation that takes place is strong and fast, and other times, it’s gentler and slower. You have to have the ability to be patient.

An option that’s going to be a good, safe idea in the long run would involve buying property and waiting to resell or refinance it. The value will come, it just takes time. You might be able to sell your property at 200% of the price you bought it for, but that kind of thing is typically going to take some years to get in motion.

That’s alright! As long as you have that property, you can be making money through the numerous other profit centers of real estate, like cash flow. The trick with appreciation is that you need to be patient, and good things will come to you.

Another awesome factor in this is that, when you buy a property, you generally finance it through a bank, which can cover 75-90% of the cost of the real estate. So, when you buy a property worth 400,000, you might only put down 100,000 for the down payment (and closing costs, etc.) with the bank covering the rest. Let’s say that that property then appreciates by 10%. It gains 40,000 in value- that’s a 10% return on the total previous value of the property.

But it’s a 40% return on the 100,000 you put in. Nifty, yeah? Leverage and appreciation work together in wonderful ways.

But you’ll need to get started if you want to see the full effects. Since these things have such a timeframe, starting as soon as possible is key to watching your net worth grow and grow.

Real estate is a fantastic investment for the short and the long term. You can make money every step of the way. You just need to get started!
